These market areas have been selected due to the primary nature of their main demand drivers. Demand for core neighborhood properties is largely dependent on business, convention and tourism traffic. The airport market area primarily serves travelers coming through Portland airport, whereas the suburban market properties primarily serve highway traffic and local customers. </SPAN></P><P STYLE="margin:0 0 11 0;"><SPAN><SPAN>Generally, the geographic boundaries are as follows: The core market area is composed of downtown Portland through NW Nicolai St, NE Portland as far as the Lloyd Center business area, the Central Eastside market area southward to the Sellwood Bridge, and across the Willamette River to include Oregon Route 43, John’s Landing and South Waterfront. The airport market area is bounded by the Columbia River OR/WA border on the north, NE 122</SPAN></SPAN><SPAN><SPAN>nd</SPAN></SPAN><SPAN><SPAN> on the eastern boundary and westward along NE Prescott St and North Lombard St to St John’s and the Rivergate market area.
